We'll prepare your property for rent and take care of the process from marketing to lease signing and move-in procedures.

  • View Services

    • Market evaluation and analysis to establish and set fair market rental value as vacancies arise.
    • Property marketing and advertising via website and 15 online rental platforms i.e. Trulia, Zillow, Hot Pads, Craigslist, etc.
    • Showing property to potential tenants via Open Houses and appointments.
    • Comprehensive applicant screening, including credit, background and reference checks.
    • Lease negotiation and execution with SFAA current lease agreement and addendums.
    • Financial transactions, including deposit and first-month rent collection.
    • Conducting the initial move-in / move-out inspections with tenant and the inspection checklist to document the condition of unit and charge accordingly. 
    • Lease modifications and renewals (for existing tenants).

Tenant Relations

Tenant satisfaction is our priority and we take care of all correspondence in a timely matter with matters related to tenants.

    • Communication and correspondence with residential and commercial tenants on all matters including general inquiries, complaints, etc. 
    • Serve tenant notices for building maintenance and legal matters including evictions and unlawful detainer actions.
    • Ensure all tenants renters insurance is adequate and current.
    • Process all maintenance requests from tenants – utilize a select group of contractors and maintenance personnel who are prompt, reliable and reasonable.
    • Acknowledge and comply with all federal, state and local laws.
    • Coordinate all legal matters with lawyers and tenants including written correspondence.
    • Coordinate and issue all annual rent increases, security deposit interests, refunds on security deposits and Rent Board Fees. 
    • Ensure utilities are transferred over between owner and tenant during changes of tenancy.
    • Ensure all units are re-keyed at change of tenancy in compliance with San Francisco law.

Maintenance

Your property is a significant investment. We prioritize its longevity - we'll make sure maintenance requests are seen to immediately and will do regular inspections.

    • Monthly on-site visits/inspections to ensure compliance and to make recommendations on required maintenance to Owners.
    • Emergency Maintenance Service 24 hours a day, 7 days a week available to all tenants.
    • Coordinate and supervise all major repairs, improvements and alterations to the property with specialists (additional project management fees may apply depending on size and scope of project).
    • Ensure all units are rent ready upon turnover.
    • Vendor screening (includes verification of insurance, license and references).
    • Ensure all building systems are current and up to code for maximum safety (includes but not limited to fire alarms systems, elevators, sprinkler systems, HVAC units, fans, emergency generator).
    • Setup and manage annual maintenance of all major building components
    • Create maintenance calendar for managing building certifications and timely scheduling of preventative maintenance in our online portal.
    • Manage FOB, security camera system and security control mechanisms to ensure maximum security and minimize HOA liability.
    • Bid review/comparison and recommendations on next steps
    • Maintenance Requests/Orders for units, common areas and grounds: 
    • Process maintenance requests/orders from tenant and owners
    • Order parts for repair or installation, if required
    • Contact, hire and supervise all maintenance work with vendors
    • Meet with vendors at property
    • Follow up on all maintenance matters to ensure properly resolved and update tenants and owner

Accounting

With our accounting and bookkeeping services, you can rest easy, knowing you'll get paid on time, your books are up-to-date, and your tax forms are accurate.

  • View Services

    • Monthly collection of security deposits, rental payments, late charges and rent board fees.
    • Payment of all operating expenses pertaining to properties (including property tax, insurance and debt service payment).
    • Issue monthly statements to owner with summary of rents collected, expenses paid by category, past due accounts and year to date budget vs. actual.
    • Monthly disbursements to owner via ACH payment.
    • Monthly leasing summary, vacancy and turn over schedule reports.
    • Year-end financial summary for accountant.
    • Annual operating budgets with recommendation of reserve quantities for upcoming major repairs.
    • Onsite staff payroll and tax filings, as needed.

Project Management Fees

Additional services not included in monthly management include Project Management Fees. These are billed at $125 per hour or 5-10% of Maintenance contract, depending on type of service.

    Services include but are not limited to: 

    • Refinance and sale of property or preparation to do so.
    • Project Oversight – i.e. utility pass-through’s, Rent Board petitions.
    • Renovations, upgrades and large maintenance projects oversight.
    • Eviction proceedings and representation before any public agencies.
